Epstein accomplished that while also providing a solution for similar-type silos lying dormant across former industrial sites as well as in agricultural communities. Eckhart Milling Company featured an incredible series of buildings that deserved to be creatively reimagined for a highly-innovative development. Unfortunately, due to their often unfavorable morphology, their conservation and adaptive reuse can sometimes constitute a major challenge. Grain silos are emblematic buildings of an historical period characterized by technological progress and particular economic and political conditions. Amenities such as fitness, pool and a rooftop bar and patio area would also be constructed. To the east of the existing silo, a new modern addition would be constructed, housing primarily the hotel guestrooms. “We knew there was vertical movement in the existing silo drums, depositing and vertically stacking grain for storage, but we were surprised to learn that, within this vertical world, there was also horizontal movement.” This was made up of conveyor belts delivering grain to each drum and paths for workers that would inspect and measure the contents within them. “We researched the history of the silos, but, more importantly, we wanted to understand what drove their iconic form and what their original purpose and function was,” Patrick, Epstein’s Architectural Design Director, recalled. Our mission was to metaphorically and physically excavate the site, peel away some of its layers and expose its inner components, educating anyone who would, at some point, interact with and view the building. ![]() Epstein seized the opportunity and developed a design solution that would preserve the character of the existing grain silos while incorporating the modern program elements that would allow the project to be financially viable and profitable.Įpstein treated the site as an archeological find. This silo is an anomaly in the downtown landscape, as the majority of grain silos within city limits are situated next to rivers. Located on West Carroll Avenue in the Fulton Market District, it has been reported to be Chicago’s last active grain elevator. ![]() Eckhart Milling Company and has remained in operation since. Unprotected historic buildings beyond the district boundaries, however, are routinely threatened with demolition. In recent years, as Fulton Market has become more trendy with the opening of new bars, restaurants, residences and offices, many of the protected historic buildings have been renovated. The mill and silo buildings, located primarily within the Fulton Market neighborhoods, are a direct reflection of Chicago’s wheat industry heritage, one of the major industries upon which the city was built. In the 1850s, Chicago was considered the grain capital of the world. ![]()
